What Happens After You Say “Yes”

Understanding the
Contract Process

As a first-time buyer, you’re focused on finding the right property. You may not have thought much about what happens after exchange of contracts.

In fact, we often find first home buyers are ready to exchange before they’ve even engaged a conveyancer.

Exchanging contracts can feel like the finish line — like you can finally relax. But there’s still a lot to happen between exchange and settlement.

At Contract Conveyancing, we’re with you every step of the way. We guide you through the process step by step to make everything happen smoothly.

Between Exchange & Settlement

This includes:

  1. 01

    Property searches

  2. 02

    Contract review and negotiation

  3. 03

Liaison with your bank or mortgage broker

  4. 04

Adjustments for water and council rates

  5. 05

    Arranging pre-settlement inspection

  6. 06

    Confirming settlement date and time

Stage 1 — Before You Commit

Contract Review –
The Most Important Stage

The contract review is the most critical stage of the purchase.

We provide you with a single, comprehensive contract review document that clearly outlines all relevant issues.

How the review works

In most cases, we give you a couple of days to review the document, then arrange a time to go through everything together.

There are almost always issues — sometimes minor, such as a missing sewer service diagram. These are things we would immediately identify, but most first home buyers wouldn’t.

For each issue, we:
  • 1

    Explain what it means

We translate legal terms and technical findings into clear, everyday language.

  • 2

    Outline your options

We set out the practical paths you can take, including pros and cons where relevant.

  • 3

    Provide clear advice

We tell you what we recommend, based on our experience and your goals.

  • 4

    Take your instructions

Finally, we take your instructions on how you’d like to proceed — and then act on them.

Protecting First Home Buyers

Identifying Risks
& Red Flags

Occasionally, we uncover more serious concerns, such as unapproved alterations. If that happens, we contact you immediately.

As conveyancers, it’s our responsibility to identify red flags and put the brakes on where necessary — but it’s especially important when acting for first home buyers.

You may be investing your life savings.

You may not have a spare $50,000 to fix a hidden problem. You may not have refinancing flexibility.

If we see a potential risk of future costs or legal issues, we’ll let you know straight away. Otherwise, we continue guiding you carefully through each stage of the transaction.

Putting the brakes on risk

Buying property for the first time can feel overwhelming — but we break the process down into manageable steps to make it clear and manageable.

We treat red flags seriously and slow things down when needed, so you’re never rushed into an unsafe decision.

We focus on protecting you from unexpected future costs and legal complications, not just getting the matter over the line.

We keep explaining each step in plain English, so you always understand what’s happening and why.

Support Beyond Paperwork

Support Beyond
the Contract

Buying your first home is about more than contracts and settlement dates. We’re also here to assist with the practical, non-contractual aspects of your move.

If you’ve never moved out on your own before, you might have questions about everyday details that don’t appear anywhere in the contract.

While these matters sit outside the strict conveyancing process, we want you to feel confident and supported right through to settlement day.

Where appropriate, we provide guidance and can refer you to trusted partners to make the transition smoother. Our goal is simple — we want you to feel just as excited and confident on settlement day as you did when you exchanged contracts.

Setting up your new home

  • Setting up electricity and other utilities
  • Understanding strata and strata payments

Planning the move

  • Organising removalists or hiring a truck
  • Whether early access is possible

On the day itself

  • Settlement day logistics

We help you understand what to expect, who does what, and when you can collect the keys.
